Are full-service condominium management solutions worth it for older high-rises?
I wanted to start a discussion about managing operating costs in older Toronto high-rises. Our maintenance fees jumped by almost 9% last year, mostly driven by skyrocketing utility bills and constant emergency repair calls. At our last Town Hall, a resident who serves on another board mentioned that they completely turned their budget deficit around by partnering with a team that provides comprehensive condominium management solutions. I looked into their platform and was really impressed by their Intelligent Energy Management program and structured financial planning. Instead of just reacting to problems when things break, they actually perform full audits of HVAC/electrical systems to cut energy waste and stabilize reserve funds. We are currently putting together an RFP for our upcoming AGM. Has anyone here worked with a full-service management firm that actively helped reduce utility expenses? Any tips on presenting this to reluctant board members would be greatly appreciated!
